Reduced cost homes expected to attract significant interest

Two Ratoath properties for sale through the Local Infrastructure Housing Activation Fund

Meath County Council is offering two cost reduced homes for sale, priced at just under €260,000 in Ratoath.

The council is keen to promote and lead affordability measures at local level, targeting those not eligible for social housing support, but yet cannot afford to buy their own home without some assistance.

Through the Local Infrastructure Housing Activation Fund (LIHAF), Meath County Council has two cost reduced homes for sale, located in Broadmeadow Vale, Ratoath.

The properties are two bedroom, mid-terrace homes extending to 110m2 (1,192ft2) approx. Being well insulated with uPVC double glazed windows and an air to water heat pump central heating and domestic hot water system they boast an A3 building energy rating.

A low maintenance brick and sandstone exterior gives a welcoming first impression of these homes where the well apportioned accommodation comprises spacious entrance hall with understairs storage and guest wc, sittingroom and kitchen cum diningroom at ground floor level and two ensuite bedrooms located off the landing with hotpress and pull-down airtight attic access ladder at first floor.

The kitchen cum dining room is fitted with contemporary shaker style wall and floor units with quartz worktops and a matching breakfast bar island. The room enjoys plenty of natural light from three windows (two Velux) and French doors to rear garden. Double doors open from the sittingroom allowing an even greater feel of light and space.

The remainder of the accommodation is equally impressive; the large sittingroom hosts a bay window, both good size ensuite bedrooms are fitted with shaker style built in wardrobes whilst the guest wc and ensuites are all fitted with high end, modern sanitary ware, heated towel rails and porcelain tiled floors and shower areas.

Each home offers a strong electrical specification including a mix of recessed and traditional downlights, generous power points throughout including lamp sockets in sittingroom, wired for media services, mains powered smoke and carbon monoxide alarms and wired for intruder alarm.

Externally, the property presents with front and rear gardens. To the front the area is fully roadstone cobble-locked with ample parking space for two to three cars and laurel planted boundaries. At the rear is a paved patio immediately off the kitchen and a levelled and seeded lawn. The rear garden is fully enclosed with feature concrete paneling to the sides and a block-built wall along the back.

The properties are for sale at the discounted price of €259,618.00 (an application and selection process applies).

Applications are currently being accepted under the LIHAF scheme, which is aimed at parties who do not qualify for social housing support but who may not have the means to purchase a property without some form of assistance.
