Planning sought for 12 houses in Navan's Beaufort Place
A planning application seeking permission to build 12 houses on open space at Beech Lawn and Sycamore Avenue, Beaufort Place, Navan, has been lodged with Meath County Council.
Elm Court Developments Ltd is looking to build 12 houses on a site of just over 0.57 hectares (1.4 acres) at Beech Lawn and Sycamore Avenue, Beaufort Place, Navan.
The development consists of the construction of two three-bed two-storey house of 135.5 sqm, eight four-bed two-storey houses of 128.6 sqm, and two four-bed two storey houses of 137.8 sqm.
It also includes revisions of open space/ layout from that originally granted planning permission in 1990 under a previous application.
It includes associated roads, pavements, boundary treatment, landscaping, pickleball court, draining and site services.
The file has been received by Meath County Council and is awaiting validation.
A previous planning application by Elm Court Developments for 14 houses on a 0.57 hectares at Beech Lawn and Sycamore Avenue, which was met with strong local objections, was refused by council planners two years ago.
The first reason given for the refusal was that the proposed development was located on lands designated as public open space under previous planning conditions.
The second reason was that it was unclear if the application had provided the minimum of 15 per cent of public open space as required in the County Development Plan and found that the proposed development if permitted would materially contravene this objective, "seriously injure the amenities and depreciate the values of properties in the vicinity, would establish and undesirable future precedent for developments of this kind and would be contrary to the proper planning and sustainable development of the area".
A prior planning application in 1998 to build seven houses was also refused due to the lands being designated open space.
