Four-bedroom house prices in Meath up 5.7 per cent

The latest price report by property website Daft.ie shows that the average price of a four-bedroomed detached house in Meath in the third quarter of this year was six per cent higher than a year ago.

The report found that the average listed price of a four-bedrooms detached property in Meath was €560,000, up 5.7 per cent on a year ago.

Other findings include a 6.6 per cent increase in a three-bedroom semi-detached home to €374,000; an 8.6 per cent rise in a four-bedroom semi-detached property to €429,000; a 9.1 per cent increase in a three-bedroom terraced property to €354,000, while two and three-bedroom apartments rose by 7.5 and 6.5 per cent respectively to €256,000 and €329,000. The only property types to record a decrease in value were five-bedroom detached homes, down 5.2 per cent to €620,000 and one-bedroom apartments, down 1.6 per cent to €212,000.

Nationally, the average price of a three-bed semi-detached home in the third quarter was just over €421,000. Listed prices are now, on average, 5.9 per cent higher than a year ago.

While prices were on average almost six per cent higher than a year ago nationally, there were some important differences, with the lowest inflation seen – once again – in Dublin, where prices were 4.5 per cent up year-on-year.

Inflation has eased compared to the start of the year but remains well above inflation in the wider economy.

As before, this is related to a significant lack of supply. On 1st September, there were a total of 11,925 second-hand homes for sale nationwide, up marginally (one per cent) on the same date a year previously. Nonetheless, availability is less than half the 2015-2019 average.
