Plans for major development in Ratoath submitted to council
Plans for a large residential development in Ratoath that would provide 364 homes, a childcare facility, cafe and retail unit, are currently being considered by Meath County Council planners.
Beo Properties Limited is seeking a seven-year planning permission for a large residential development on a site of 12.58 hectares within the townlands of Jamestown and Commons in Ratoath. It also includes completion of the Ratoath Outer Orbital Route.
The proposed development will principally consist of the construction of 364 residential units including 250 houses and 114 apartment/duplex units along with a creche, retail unit and café unit all with associated car and cycle parking and bin stores. Proposed building heights range from two to four storeys.
Public open space is proposed across the site consisting of a central public park area and pocket parks featuring formal and informal play and amenity areas.
The proposed development also includes the construction of a section of the Ratoath Outer Relief Road (RORR) which will be continued from its current termination point in the northeast of the subject site to the existing Fairyhouse Road (R155) in the southwest.
Access to the development is proposed via two vehicle access points from the new Ratoath Outer Orbital Route. A series of cycle and pedestrian connections are proposed to the site from the Fairyhouse Road (R155), Glascarn Lane and the new Ratoath Outer Orbital Route.
An Environmental Impact Assessment Report was submitted with the application. The applicant also notes that the proposed LRD has been designed in accordance with Jamestown and Commons Masterplan 37, a Meath County Council approved Masterplan.
Meanwhile, a separate planning application has been made to develop 74 homes on another site in Ratoath. Lagan Homes Ratoath Limited is seeking permission for 74 residential units on a 2.22 hectares site at the Commons, Fairygouse Road, Ratoath. The site is located south of the residential development Carraig na Gabhna
The proposed development is made up of 66 houses (14 two-bed, 46 three-bed and six four-bed) in a mix of semi-detached and terraced units as well as eight simplex/duplex apartments (four 1-bed and four 2-bed) in a standalone three-storey building.
A new vehicular access is proposed off Fairyhouse Road, together with works including undergrounding of overhead ESB lines, public lighting, landscaping, and boundary treatments.
