Planning refusal for Slane housing scheme upheld by An Bord Pleanála

An Bord Pleanála upheld Meath County Council's decision to refuse planning permission for 15 housing units at Riverview, Slane.

The plans by Zilic Developments Ltd consisted of three two-storey housing blocks, with each comprising of three one-bedroom terraced ground floor dwelling units and two first-floor dwelling units. It also included a new access road and pedestrian access leading to public road, carparking spaces and a new onsite proprietary sewage treatment system and connections to the council's water mains and storm sewers with associated siteworks.

The planning application was lodged in March 2021 with planning refused by Meath Co Council in March 2022.

A first party appeal against this decision was lodged by Zilic Developments in April 2022 with a decision finally made on the appeal on 14th February.

An Bord Pleanála refused permission for the development stating it “considered that the proposed development, by reason of its siting, layout, form, design and failure to provide adequate amenity space” would conflict with the Meath County Develoment Plan and its failure to comply with the requirement of the design manual for urban roads and streets would result in a substandard residential development and would seriously injure the residential amenity of the future residents of the proposed development.

“The proposed development would create an undesirable precedent for future similar types of development and would, therefore. be contrary to the proper planning and sustainable development of the area.”
